Or what is your square foot price? These are questions I get asked almost daily, I personally don’t think that there is a fair answer. I love trucks; so, that’s the example I am going to use. What package do you want on it? XL, XLT, Lariat, King Ranch, Platinum, Limited.  It is based on what you are wanting and what you are willing to pay for. The same applies to your home.

 

Cost Ranges

These numbers are for example purposes .We can take them a 2000 sq foot house and build it as a “base” model  on a slab with builder grade items it may be around $180 a sq foot. ($360,000) Then, we can take the same home and add hardie siding, black some stone on the foundation, higher efficiency Heat/Air Unit, Real hardwood floors, and add elegant quartz tops with high end cabinets. Well that same home is now $225 per sq foot.($450,000).  Let’s add a basement, meaning higher foundation cost, more stone or brick to cover to exposed foundation, the same home is now at $248 per sq ft ($496,000).

 

Technical Factors

When it comes to your home, there are some items that will be decided by your land. We can do a slab foundation less than we can do a cost of a basement. But a unfinished basement will drive up your sq foot price. Because instead of spending 15k on a foundation you are spending 45k on a basement. If you decided to finish the basement it is more money now but it will lower the sq for price over all.  Some of the items items are do we have to clear the land, is the drive way 30’ or 200’ how long is the water line running? How is the soil? Can we do a conditional septic or is it on city sewer? All of this things will effect your per square foot price.

 

Final Quotes and Expectations

Its not fair for me to give you a square foot price and give you an unrealistic price on your biggest investment. The overall cost is within the details of what you want and any specifics of your property. Building your home should be a fun and enjoyable experience with realistic expectations.

Why is there water on the windows inside my house? Condensation is the answer. Condensation is the process of moisture collecting on surfaces that are cooler than the surrounding air. During winter months you may notice moisture at your windows on especially cold days. HVAC systems only dehumidify the air when they are operating in cooling mode. When they are in heating mode, no dehumidification takes place. Because of this, the relative humidity in your home will be slightly higher at times during the winter. We can help you with some information about preventing condensation in your home.

When warm, moist air meets cool windowpanes, droplets form on the surface. In Tennessee, during hot and humid weather, you will find condensation accumulating on the exterior of windows. Often you will hear the weatherman refer to “dew point.” Dew point is the temperature when the air mass is fully saturated; relative humidity is 100% causing the water vapor to become a liquid. So, at 72° with relative humidity at 50% inside your home the dew point is 52.4°. Say that is the situation in your home and someone takes a shower and doesn’t use the exhaust ventilation and the home is now 72° with 55% humidity. Now your dew point is 55° and if your window surface temperature is 55° or below, you will have condensation. If you have a home temperature of 70° with 40% relative humidity your dew point is 44°. That means if your window surface temperature is 44° or less, your windows will sweat.  

Here are some great tips on preventing condensation in your home.:

  1. Ensure you are using the exhaust fans in the bathrooms when showering. Run the fans for about 20-30 minutes after the shower so it can pull the humidity out of the air preventing condensation in your home.
  2. Use the exhaust fan over the cooktop or range in your kitchen while cooking. If you are boiling water make sure to keep a lid on the pot to help reduce the amount of steam let out into the air.
  3. Raise blinds slightly so air can circulate at the windows to help dry out any moisture that accumulates because of condensation. You’ll want to keep an eye on your window sills and wipe up an excess water to avoid damaging the sills.
